I met with a lender this morning that is offering a financing option for first time home buyers that might be worth considering. Their product allows first time home buyers to obtain financing with a low down payments, waived fees and no mortgage insurance.

Some of the requirements for qualification of this financing are: minimum 680 credit score, 5% down payment, maximum loan amount of $417,000 and a purchase of a single family detached home. Some of the benefits of their program are no origination, processing or underwriting fees as well as no mortgage insurance. Removing mortgage insurance from your monthly payment can be a big savings. Another incentive to this program is the first mortgage payment is not due for 3 months! Having a delay in the start of your monthly payments can help many first time home buyers with all the other expenses that are normally incurred during moving like new appliances, window treatments and furniture.

Getting ready for the spring sale

If you are considering selling your home in the spring, here are some tips for you to consider.  Start now by “spring” cleaning in the winter.  Now is a great time to clean out closets, attics and going through all the stuff you have accumulated while living in your current home.  By doing this it will give your home the appearance of ample storage and rooms will appear larger.  In addition you will get the bonus of having to move less. 

Get estimates on those minor or major repairs you have been putting off.  Contractors are not as busy this time of year and it is much easier to beat the rush and get on their schedules now.  Have you heating and air conditioning units serviced.  This is often an item that will show up on an inspection report.  If you are not sure what type of deferred maintenance you are dealing with you might consider getting your home pre-inspected.    The inspector will give you a detailed report of those items that are not to code or in need of repair.

If you live in the City of Austin and your home is more than 10 years of age, you will most likely need to get an energy audit performed.  This audit is required to be disclosed to buyers prior to closing.  There are some exemptions related this audit and you can find out what the exemptions are on the Austin Energy website.

The main advice is get ahead of the curve now.  Many of the projects will seem overwhelming when dealt with all at once and I often see sellers compromise on doing some or all of them because they get anxious to sell now.  This ultimately is not in the seller’s best interest as buyers will have the impression that the home was not well cared for instead of a home that is move-in ready.

Many clients and customers call me and are eager to go look at a home and I immediately ask them if they have done their homework.  Their response is generally “isn’t looking online and shopping for a home the homework?”  My standard answer is no, not exactly. 

If you are considering buying a home the first step, and in my opinion the most important step, for any buyer in today’s market should be to call me for a lender referral.  A buyer needs to visit with a lender before they even start dreaming of their new home.  In today’s lending world there have been so many changes and tightening of the purse strings that even those buyers with good jobs and good credit are getting major surprises when trying to get pre-qualified or pre-approved for home financing.  It is an easy process to fill out an application and provide the lender with details on your income, assets and debts.  The lender will check your credit score and run the application through an underwriting software system to determine your buying power, what types of loan products are available for you and how much you will need to put down plus an estimate of closing costs.

The last thing I want to happen to my buyers is for them to find the perfect dream home only to find out there is some obstacle that they need to overcome to get financing.  So start your homework early and call me for a lender referral so the buying process will go smoothly.

Austin Living

Central Austin offers its residents a multitude of lifestyles.  If you are an active, outdoors person Austin has many hiking, mountain biking and running trails.  With numerous parks such as Zilker Park and greenbelts like the Barton Creek Greenbelt, finding a spot to spend the day outside is easy.  Austinites can be found running, cycling and walking their dogs around Lady Bird Lake downtown and then stopping by the wonderful dog park at Auditorium Shores.  If water is what your desire Austin has it.  Spend the day boating or skiing on Lake Travis or Lake Austin or rent a canoe or kayak and paddle around Lady Bird Lake.

 Moving indoors there is no shortage of venues to catch live music, a play or fabulous food.  The Paramount Theater downtown offers concerts, plays and movies.  This historic landmark was built in 1915 and is the oldest theater in Austin.  Catch a live show featuring local and other well known musicians at clubs like Antone’s, Continental Club or Stubbs.  If you are looking for something a little more formal visit one of the Austin Ballet or Austin Symphony performances. 

When living in Austin residents will find that there are many of opportunities to volunteer with community based organizations and help out others and the local environment in the spirit of giving back.
